Home Inspection

We perform a visual inspection of both the interior and exterior of the home to identify any visible signs of mold growth or moisture intrusion, focusing on areas prone to growth. We also conduct a moisture assessment (which may require thermal imaging for "seeing" behind walls), air quality testing, and surface sampling. We then provide a report and our professional recommendations.

Air Filtration

There is a reason we don’t do mold assessments or post-remediation verifications. It’s not legal for the team who performs the remediation to also do assessments. According to Department of Business and Professional Regulation Florida statutes: A licensee shall not perform both mold inspection and mold remediation on the same project. Our team is licensed in both mold assessing and remediating, so while we understand both aspects, we only perform mold removal.

We strongly encourage people to avoid hiring anyone unlicensed — and to also avoid anyone willing to do both the assessing and the remediating on the same job. If there are more than 10 square feet of visible mold, it is illegal to hire the same team for both steps. Plus, it’s a major conflict of interest for one entity/licensee to do both the testing and remediation of the same loss. You won’t be able to trust their motives, estimates, or quality of work.

Hire a mold inspector; they typically have backgrounds in environmental science, building inspection, or related fields. Their primary role is to inspect the property for signs of mold growth, which can include visible mold, musty odors, or water damage. They may use various tools such as moisture meters, thermal imaging cameras, and air sampling devices to detect mold and assess the moisture levels in the environment. Additionally, they may inspect HVAC systems for signs of contamination. Once the inspection is complete, the inspector will provide a detailed report outlining their findings, including any areas of concern, the extent of mold growth, and recommendations for remediation.

Repairs will be required if demolition is required, and repairs (often called “build back”) should wait until the dwelling passes the Post-Remediation Verification (PVR). The key is to Contain, Remove, and Sanitize

Contain

Mold is a living organism, it breaths, consumes, reproduces, and creates waste. Before we can do any work, we must assure you and your remains safe from potential exposure or cross contamination. Depending on the type or source of the mold, erecting a negative air containment system may be necessary to limit the affected areas and prevent further spread of mold spores and protect occupants from the mold’s mycotoxins.

Remove

The most common saying with mold remediation is “when in doubt, rip it out”. Although (admittedly) true, this is incomplete. It is all about the extent of the issue, type of mold, level of exposure, etc. You do find, in many situations (especially with the more water born, zero tolerance molds), that it may become necessary to remove construction materials from your home in order to stop the spread of a colony. Remember mold occupying your home is feeding on the that the organic materials used in the building process. This is why we follow all of NORMI’s remediation standards for mold removal.

Sanitize

Once an area has been contained, and any compromised materials have been removed, now comes the time to sanitize. We use a safe, and highly effective Hypochlorous Acid concentration made by Simple Elements out of Lake Butler. FAQs

If a homeowner believes it is an emergency, we can usually begin the work the same week we sign a contract. If insurance is involved, we aim to start as soon as the insurance company can confirm there is active coverage.

Not usually. But you should consider the type of mold, its severity, and your level of sensitivity. We recommend that you hire a mold assessment company to do an indoor air quality test to identify the type and severity of the mold (this assessment is necessary for insurance purposes too), and pair those findings with your level of sensitivity or autoimmune deficiency. There are some “zero-tolerance molds,” either because they are water sensitive or highly toxic, so knowing the type of mold present is important. Clients should also realize that a job may require 1-2 days for demolition and then 3-5 days of running fans and air scrubbers. Think of the demo portion as disturbing/removing a beehive: Before and after that stage might be pretty safe in comparison, but nobody should be around during demolition if they have concerns.

Sanitations typically only take a day, and projects that require demo often take 1-3 days; however, everything hinges on the size of the job. Also, If insurance is involved, expect the process (from filing the claim to having the work done) to take at least 1-2 weeks. Finally, consider having to involve other trades to fix the water/leak issue (plumber, roofer, HVAC, etc.) and the time it will take to get PRV test results before any repair work is done.

We always recommend having an air quality test performed by a licensed, reputable company so that you have official legal documentation — protecting your rights requires verifiable proof. Owners need to know what their insurance policy covers. You’ve already paid for the coverage so make sure you get your money’s worth. One example is Loss of Use: If you or a tenant wants to live elsewhere during the scope of the project, find out if “LOU” is included in your policy and what it allows.

If you hire an unlicensed remediator, probably. If done right, mold should not return without a new source of water (another leak occurs).
